    Crack filling and minor repair of any defects before sealer is applied

    Application of commercial-grade coal-tar or asphalt-based sealer in two coats

  • How often should I sealcoat my driveway or parking lot?

    Every 2–3 years is the general recommendation. High-traffic commercial lots may benefit from more frequent application. We'll assess your surface and give you a maintenance schedule.

  • How long before I can drive on a sealcoated surface?

    Typically 24–48 hours depending on weather conditions. We'll barricade the area and let you know exactly when it's safe to resume traffic.

  • Can you sealcoat a brand-new driveway?

    New asphalt needs to cure for 6–12 months before the first sealcoat. Sealing too early traps oils in the asphalt that need to off-gas first. We'll tell you when the timing is right.
